Our Vacation home is a 1600 sq. foot, 3 bedroom Luxury Villa, laid out with a Den that converts to a bedroom if needed, a formal Dining Area, Open Living Room with volume ceilings, open concept, fully equipped kitchen, breakfast nook, with a pass-over to the Living and Dining areas, a 14' X 28' in-ground, concrete, pool surrounded by a gorgeous lounging deck, and totally screened in Lanai for pest free enjoyment! The hi-light for the kids has to be the pool, and it’s fully illuminated for night-time!
This home was chosen specifically by us for its’ South-West facing pool, for all day sun bathing, its’ overlooking view, and the wide spacious rural subdivision lot. It is elevated, on a huge corner of a quiet street in an Executive subdivision, strategically located just 3 miles south of Hwy. # 192 on Highway # 27, just 7 miles to Walt Disney World® entrance, and just minutes to Interstate I - 4. You are 1 hour to Tampa and 1 hour to Daytona!
The home is a traditional “split” vacation home plan, with a Queen Master suite and 4-piece bath with separate corner, crescent, tub and walk-in shower, walk-in closet, and separate entrance to the pool deck. The master is equipped with 70 Channel Cable TV, Telephone, and Wireless Internet access, all on one side of the main Living/Dining area.
The other side has the Queen Second suite, and the Twin suite, sharing a 4-piece bath. Both of these rooms are equipped with 70 Channel Cable TV, DVD, and Wireless Internet. This plan compliments family or friends sharing your vacation home, sleeps 6 comfortably, and 8 for the special occasions, yet each with privacy!
Our Living room sports a huge sofa, love-seat, and side chair, in a comfortable relaxing view of the entertainment area, TV with 150 Channel Cable and DVD, and overlooking the pool area, with sliding, patio door access to the pool and deck. The open concept and volume ceilings lend to a spacious, luxurious, family gathering area.
The Den allows the kids to play their games, watch the TV or “flop” for the evening. It’s a great room for the worker with his computer, and the sleeper sofa pulls out for an extra double for company!
Dining in the formal dining room for 6 or the breakfast nook for 4, means lots of room for the family gatherings or the hectic breakfast send-off to the parks for the day
When you enter this home, you bring only your food and tooth-brush! Everything is there! The pool towels, the linens, all the cooking utensils, the in-home laundry, iron and ironing board, the bath towels, even the hair blowers in the baths, and mixer in the kitchen. We even throw in the baby cot/play-pen, high-chair, stroller, and even the Bar-B-Q! There is a great selection of DVD’s, Games, Books, and of course the 150 Channel Cable TV, to help unwind from the hectic days at the park!
This home is fully equipped with emergency lighting, smoke detection, and pool - child security alarming, all within State and County laws. The home is fully licensed with Florida State and Polk County for short-term vacation rental. A paved drive suitable for 4 car parking leads to a huge double garage with internal entry to the home for security and ease of grocery un-loading!
Even during the indefinite weather periods, you are comfortable in the fully heated and air-conditioned space!
Your vacation goes un-interrupted, as all grounds maintenance, lawn cutting, and pool maintenance is included in your weekly rate. Also all utilities, heating and air-conditioning, telephone and cable TV as well as LAN or Wireless Internet is also included. All local and long distance calls are free in US or Canada, and you can call overseas with a pre-paid, calling or credit card. Instructions for operating everything in the home, is there for you. When you arrive, basic supplies are there to get you started and before you get a chance to do your shopping (toilet paper, soap, etc.).
Relax and enjoy the premier pool lounge furniture and sun shading, while the kids splash and play in the pool. There are pool toys for the kids in the garage, and patio glassware for the adults sipping pleasures on the patio. In cooler weather you can enjoy the heated water for extended swimming seasons! Pool heating is extra, when required.
For the adventurous, enjoy the Community playground and park with swimming pool, tennis courts, volleyball, basketball, etc., and its just 5 or 6 doors up the street!! They are there for your use too! Take the access card from the home, with you!
Our vacation home is fully managed by a proven, professional management company. If there are any problems, they are just around the corner, and can handle just about any emergency that can arise! There are maps, instructions, emergency numbers, contacts for tickets, food, etc. Major shopping malls surround the entire vacation area. A multitude of restaurants, entertainment, dinner theatres, theme parks, and Tourist attractions, and many Championship Golf Courses, are all within a 20 minute drive of “home”. The beaches of Daytona and the Gulf, are only an Hour away!

Visiting the Theme Parks, International Drive, Orange County Convention Centre, and of course “Kissimmee”, is easy via I - 4 or Hwy. # 192, or just a short hop North on Highway # 27 to Hwy # 50 then into downtown Orlando! Driving from Tampa or from Daytona is also a “breeze” on I-4 with easy access to Hwy. # 27, then North a short hop to Westridge! There’s Rodeo, Swamp Boat Tours, Pick your own oranges, History of Flight, flea markets galore, all within 20 minutes of our home!
Driving to Florida for our Canadian and Northern US guests is also easy from Hwy. # 75 South to the Florida Turnpike, then off at Hwy. # 27 / 25, then South to Clermont/Davenport at Hwy # 192, then just another 3 miles south on Hwy. # 27 to Westridge Subdivision at California Boulevard!
When you reserve and visit our home, we provide you with the “lock” codes for entry, directions from wherever you are coming from, emergency numbers in case of need, and the owners home telephone number in the event of complaints of any kind! This is our vacation home as well, and we demand the highest standards while we are vacationing, and expect to meet your highest standards as well. We want your repeat business and the only way to ensure it is to have you totally satisfied when you leave and YOU want to return to our home! We want you to tell your friends and families too, and be proud to refer them to us!

RATES:
All rates are quoted in US $. Because of the wildly fluctuating US dollar versus the Canadian dollar and the UK pound, we encourage our guests to get their conversions at the time of consideration.

If your stay is less than 4 days, a $75.00 cleaning charge is applied to the pro-rated rental.
POOL HEATING:
For our guests to take maximum advantage of the pool fun for themselves and the kids, we suggest that the pool will require heating from October through until May. The optimum pool temperature should be approx. 82 to 84 degrees Fahrenheit. To maintain this temperature through the night-time cool periods, we recommend our guests purchase pool heat. We provide a solar energy blanket for the pool and if kept on at nights, temperature drops in the pool can be kept to a minimum.
Energy costs in Florida are expensive, and pool heating requires lengthy times to accomplish. When our guests order pool heating, we have the management company start the heaters in advance of your stay, so the pool is ready when you arrive.
